ExoSett project role
Project client representative
Representing the client in a modular building project: communicating objectives, coordinating decisions and acting within delegated authority.
The Project client representative is authorised to act for the client on an ExoSett building project. They communicate the client’s objectives, coordinate client decisions and commission work within their delegated authority. The project client owns the objectives, funding and commercial commitments. On a small project, the client may act as their own representative.
What they bring
The client brief and delegated authority
The Project client representative brings the client’s agreed brief:
- a clear value proposition covering time and cost;
- a clear functional goal for the building;
- a funding plan covering provision and operation;
- a site;
- a delivery timeframe; and
- a building lifecycle plan.
The value proposition provides the basis for judging cost, time and emerging design choices. The representative also needs a clear mandate: which decisions they may make, any spending or appointment limits, and which matters must return to the client for approval.
Responsibilities
Test the proposal before expanding the project
The Project client representative is responsible for:
- within delegated authority, engaging a Building designer;
- working with the Building designer to determine whether the proposal is viable;
- confirming the client’s funding plan and reporting changes or gaps;
- coordinating strategic decisions, acting within their mandate and seeking client approval for matters beyond it; and
- establishing a Site office once the project is sufficiently viable and the client has authorised it.

What they deliver
Establishing the client brief in the building specification
The Project client representative launches the building specification with the help of the Site office. The Site office provides the administrative and document-control support needed to establish the version-controlled document using the current specification format and schema.
The Project client representative and Building designer then populate its initial version with an agreed expression of:
- the functional goal;
- the site;
- the delivery timeframe;
- the value proposition and financial constraints;
- the funding plan;
- the lifecycle intent; and
- strategic approvals and decisions.
Together, they give the first concrete form to that intent. Early work may establish:
- accommodation-module dimensions;
- the number and arrangement of accommodation cells;
- the required mix of accommodation units;
- the module combinations needed to create them;
- the broad foundation approach; and
- initial ideas for roofing and facades.
The client defines the required outcomes, constraints and accommodation needs. Specialist designers and engineers determine the technical means of achieving them. The Site office supports the document and versioning process; responsibility for the information remains with the roles that contribute and approve it. The representative and Building designer can use the ExoSett Sketch app to explore early ideas about scale, frame arrangement and capacity.
Cost is considered from the outset. Early building ideas are compared with indicative costs and the client’s value proposition, allowing scope and design to be revised while the project is still fluid.
Shared project specification
Working with the building specification
The ExoSett building specification is a living document. Its early versions capture the project intent; as the project develops, it evolves to capture the detail needed to realise that intent.
The Project client representative records the client’s agreed strategic requirements and approvals. Specialist project participants contribute and approve the portions for which they are responsible and appropriately qualified. The Site office administers the approved specification through procurement, delivery, operation and later change.
The ExoSett modelling repository is the authoritative technical source for its format, schema, examples and versioning guidance.
