Services designer
Turning service requirements into coherent, maintainable systems.
The Services designer takes services from the infrastructure actually available at the site, distributes them through the service frames and defines their interfaces with every accommodation module. They own this building-wide services design and the corresponding parts of the building specification.
What they bring
Multidisciplinary engineering leadership
A Services designer is normally an appropriately qualified engineer with experience in multidisciplinary building services. They need to communicate clearly, coordinate engineering and specialist disciplines, and maintain clear interfaces between independently designed parts of the building.
Specialist work may be delegated, but responsibility for a coherent services design and a complete, internally consistent part of the building specification remains with the Services designer. The role extends beyond conventional mechanical and electrical systems to common circulation, service-frame fit-out, waste handling and other shared infrastructure.
What they define
The infrastructure that makes the building function
The role covers power, data, potable water, grey-water and brown-water removal, HVAC, common-parts climate control and safety connections. It also covers lifts, stairs, walkways, service-frame wall and ceiling panels, and shared waste, mail and parcel-handling facilities.
The design must respond to real site conditions. A city building may use mains electricity, water, sewerage and telecommunications; an emergency deployment may instead depend on generators, water bowsers, sewage tanks and temporary communications. The Services designer establishes what is available and designs the building services accordingly.
Equipment, pipes, ducts, cables and panels must remain accessible for inspection, isolation, maintenance, repair and replacement without unnecessary disruption to accommodation modules. This makes use of the service frame as accessible infrastructure rather than burying services permanently within accommodation structures.
The building specification
Own the service interfaces
The Services designer owns the service-interface definition in the building specification. The Module designer provides the accommodation modules’ functional requirements, contributes substantially to the interface and must agree it. Collaboration does not imply shared ownership of the specification.
The agreed definition covers connection locations and envelopes; power capacity; data, potable-water, wastewater, HVAC and specialist safety connections; connector types; isolation and safe disconnection; tolerances; and access for installation, maintenance and module removal.
This ownership applies to the building services and their downstream interfaces with accommodation modules. The Foundation designer defines the upstream site interface through which available site infrastructure or temporary plant supplies services to the Services designer.
Interfaces
Coordinate the whole building
The Frame designer provides pathways, clearances, supports and accessible routes for services, and accounts for loads and structural implications from lifts, stairs, walkways and equipment. The Foundation designer defines the available site-service interface and accommodates incoming and outgoing routes, penetrations and connections through or around the foundations.
The Safety officer coordinates with the Services designer on fire alarms, emergency systems, isolation and relevant certification or regulatory requirements. The Building designer resolves higher-level conflicts where service requirements materially affect the building’s form or configuration.
